Application Checklist

Here's what you need when you apply for a mortgage at Partners Trust Bank!

 

Property Information

 

  1. Signed copy of sales contract with any addenda (purchases only).
  2. Real Estate taxes; city/village, county, school; with copies of most recent paid bill.
  3. Information on special assessments, homeowner's association, etc.
  4. Property deed and, if available, a copy of plot plan or survey.

Personal History

 

  1. Addresses of all residences you have occupied in the last two (2) years. For any rental properties, include the landlord's name and address.
  2. Your social security number.
  3. All employer's names and addresses for the past two (2) years and income data.
    1. One (1) full month of your most recent pay stubs and W-2 forms for the last two (2) years.
    2. Self-employed and commissioned employees: signed Income Tax returns, all schedules (both personal and corporate when applicable) for the last two (2) years and a year-to-date Profit and Loss statement.
  4. If you elect to use income from alimony, or if child support is to be considered, it must be supported by legal documentation and copies of canceled checks received for the past three (3) months.
  5. If you choose to use your social security, disability, or pension income, bring a copy of a check or award certificate from the issuing agency. Proof of three (3) years continuance must also be provided.
  6. Documentation of income from any other source to be considered for loan qualification.
  7. Explanation of any credit problems, lawsuits, or any outstanding legal judgments.  

Other Assets

 

  1. Banking Data: bank name and address, account number(s) and balances, and statements for the two (2) most recent months.
  2. Credit Union Data: credit union name and address account number(s) and balances, and statements for the two (2) most recent months.
  3. Stocks and Securities: statements for the two (2) most recent months.
  4. Investment Properties/Second Residences: income and expenses related to the property. If rental property, provide lease agreements and schedule from your personal Income Tax returns for the last two (2) years.
  5. Sale of Assets: signed settlement statement for real property or other evidence of conveyance and transfer of funds.
  6. Other Asset Information:
    1. Value of personal property including automobiles
    2. Face amount and/or cash value of life insurance policies
    3. Vested interest in any retirement plan

Debts and Established Credit

 

  1. Current Debts including present or former mortgage; name(s) and address(es), account numbers, current balance and monthly payment for all credit cards and installment debts.
  2. Legal Documentation on all required payments for alimony/child support, separate maintenance.
